The CapLand team has developed specific expertise and systems to be able to effectively market and sell property assets and maximize their value.

Over the past 11 years the management team has built a database of over 3,000 developers, investors, institutions and builders that have been actively seeking development sites, partially developed projects and finished projects. In addition we have access to a database of over 10,000 developers and investors in North America and Asia that can be utilized for larger projects.

A large percentage of the existing buyers are focused on Land Subdivisions, Townhome Projects, Apartment Projects, Retirement Villages, Resorts, Aged Care, Child Care and Industrial Projects. We already have existing relationships with at least 80% of the most likely buyers for any of these assets within a specific market.

Prior to any sale, CapLand will undertake a detailed review of the asset to completely understand the potential opportunities and issues the property has and then work with the client to maximize it’s value prior to formally taking it to market.

There are typically 2 options when marketing and selling an assets:

1. Discreet – Off Market Sale: 5 – 15 of the most likely and financially qualified groups are directly approached, confidentiality agreements are signed and a process is run of working closely with each buyer. This can be ideal on a very complicated project or should the seller desire for the sale to be kept extremely confidential.

2. On Market Sale: The property is advertised and marketed through both print and online sources locally, nationally and for certain properties internationally. In addition it would be marketed to our database of over 3,000 investors, developers and builders. This method of sale is recommended as it typically maximizes the value of the asset by signifying to the buyers that the seller is committed and serious and also creates additional competition amongst the buyers.
